Before digging on your property or along road frontage, you must mark where you want to dig with white spray paint, call this number to get a ticket number, and the appropriate utilities will come out to mark underground utilities. This will reduce your liability if you hit services and cause an outage.

Association Road Assessment
Our roads are private, not maintained by the county.  Members who own tracts on the interior roads, Eagle Ridge, Old Ridge and Sawmill, owe an annual road assessment that is proportional to their Roane County Property Assessment.  Multiply your tax card assessment by .003136 to calculate your annual road assessment.  Two examples follow:

Example A
Property value is $100k and Improvement (house) is $300k for a total Roane County Property Appraisal of $400k.  Roane County residential tax assessment is 25% or $100k. 
                                                                               $100,000 X  .003136 = $314

Example B
Property value is $50k and Improvement (house) is $250k for a total Roane County Property Appraisal of $300k.  Roane County residential tax assessment is 25% or $75k. 
                                                                                   $75,000 X  .003136 = $235

Water - Watts Bar Utility 865-270-8070
They require an application and tap fee of $1,500. You (or a plumber) must also run underground pvc pipe to your building site at your expense. Call Watts Bar Utility for information about minimum monthly fees, water usage, fees, pvc requirements, etc.
Minimum monthly water fee is $20 plus tax and includes your first 2,000 gallons. Cost for water over 2,000 gal is $5 per 1,000 gal. Families of two adults and one child typically use about 5,000 gallons of water, for a monthly cost of about $35 plus tax.

Electricity REU 865-354-0514
There is overhead electricity available throughout the Estates, by Rockwood Electric Utility. Bringing electricity to your building site will be your expense, either above ground or underground. Call to set up an account, ask about rates, inspections, electrical contractors, and electrical requirements, etc.

Septic/Sewage
Our area does not have sewage system, so septic systems are required. A Soils Scientists can determine your property's soil type, map it, and then submit it to the health department for septic permit approval.

Fire Department/911
East Roane Volunteer Fire Department is just around the corner on New Midway Road. They are dispatched immediately by 911 the instant you place a 911 call, and respond to medical and fire emergencies, arriving on the scene within minutes of your call. Their proximity can reduce your homeowners insurance. Please support their efforts by donating $30 annually. Contact Pam Eblen 376-4170.

Burning Permit
Burn permits are required for open burning from October 15 to May 15.  You can obtain a permit over the phone in minutes by calling 354-1054. They'll ask for your name and address.  If your fire gets out of hand, they already know its location.
